Exposed Fastener Metal Roofing
Exposed fastener metal roofing uses screws driven directly through the panel into the decking or purlins, with rubber-washered screw heads left exposed to the weather. It costs less than standing seam metal but requires more maintenance over time, since those screws and washers eventually need to be checked and replaced.
How exposed fastener panels are installed
Panels, often corrugated or ribbed, are screwed directly through their flat or low areas into the roof deck, with a neoprene washer under each screw head to seal the hole. It is a simpler, faster installation than standing seam, which is why it costs less.
The maintenance trade-off
Every exposed screw is a potential leak point. Florida sun breaks down the rubber washers over years of UV exposure, and thermal expansion can slowly work screws loose. A well-installed exposed fastener roof can still perform well for 20 to 30 years, but it needs periodic inspection to catch failing fasteners before they cause a leak.
Where it makes sense
Exposed fastener metal is common on outbuildings, workshops, porches, sheds and agricultural buildings, and it is sometimes chosen for main homes where budget rules out standing seam but the homeowner still wants metal's wind performance and longevity over shingles.
How it compares to standing seam
Both are metal, but standing seam's hidden fasteners mean far less long-term maintenance and a longer service life. Exposed fastener is the budget-conscious way to get into a metal roof.
