What Happens During a Roof Inspection?

A roof inspection includes a visual check of the roof surface, flashing, vents and gutters, plus an interior look at the attic for leaks, ventilation issues or damaged decking. Most inspections take 30 to 60 minutes, and we document everything with photos and video, including drone footage when possible.

On the roof

Our crew walks the roof surface looking for cracked, curled or missing shingles, worn tile, loose or exposed fasteners, and signs of granule loss. We check flashing around chimneys, skylights and walls, since that is one of the most common places leaks start. We also check pipe boots and vent seals, which wear out faster than the rest of the roof.

In the attic

If access allows, we go into the attic to look for water stains, mold, daylight coming through the decking, and signs of poor ventilation. Attic ventilation matters a lot in Florida's heat and humidity, since a poorly ventilated attic can shorten the life of the shingles above it and drive up cooling costs.

Gutters and drainage

We check that water is draining away from the roof properly. Clogged or damaged gutters can cause water to back up under the roofline, which leads to rot and leaks that have nothing to do with the roofing material itself.

What you get afterward

After the inspection, you get a written summary along with photos and video documentation, and if you opt for a full Roof Pack(Edge) Report, that includes measurements, a property report, and a roof health score. There is no pressure to move forward with anything on the spot.
